Energy-Efficient Windows and Low-E Glass for Zone 4A
Durham County sits in climate zone 4A, the awkward middle of the map. There is enough cooling load to care about solar gain and enough heating load to care about the frame, so a window sold on one number is almost always the wrong compromise here.

Vinyl Windows: Where They Work in Durham and Where They Do Not
Vinyl is the right answer for most Durham houses and the wrong answer for a specific and growing set of them. The dividing line is not price or taste.

Fiberglass and Pultruded Composite Windows
Fiberglass is the product we reach for most often in the middle ground: a masonry or older frame opening that is too big or too visible for vinyl, but not big enough to need a commercial aluminum system. In Durham that middle ground is unusually crowded.

Wood and Aluminum-Clad Wood Windows
Clad wood is a specific purchase for a specific building: one where the inside face of the window is part of the room. In Durham that means the bungalows and foursquares of Trinity Park, Morehead Hill and the mill villages, and lofts where the interior wood was left alone.

Thermally Broken Aluminum Windows for Masonry Openings
Everywhere else in the country, the advice on aluminum windows is to avoid them. Metal conducts, the argument goes, and a metal frame in a heating climate is a cold bridge with a view.

Double-Hung Windows and Sash Replacement
The double-hung is the default American window and it is genuinely the right one for a large part of Durham. It is also, in a specific and easily identified set of buildings here, a mistake that costs you daylight and looks wrong from the street.

Casement and Awning Windows
A casement is the tightest-sealing operable window made, and in Durham it is also the unit that rescues openings nothing else can serve. We specify more of them than the sales averages would suggest, and almost always for a structural reason rather than a stylistic one.

Horizontal Sliding Windows
The horizontal slider is the least glamorous window we sell and there are places in Durham where it is unambiguously the correct purchase. We will not talk you out of one when the opening is wide and short and the room is a laundry or a basement.

Bay and Bow Windows
A bay or a bow is the one product on this list we frequently talk people out of, and the reason is structural rather than a matter of taste. Before you fall for a photograph, we need to know what your wall is made of.

Picture, Transom and Arch-Top Architectural Glass
Nothing buys daylight per dollar like a fixed lite, and nothing is less forgiving to set. There is no hardware and no weatherseal to wear out, so the entire burden of the job lands on the opening, the setting blocks and the perimeter joint.

Egress Windows and Bedroom Escape Openings
An egress window is a code question wearing a product's clothing. Before anyone quotes you a unit, the numbers have to be checked against the actual opening, and in Durham the answer frequently is that the opening cannot get there without structural work.

Impact and Laminated Glass: What Durham Actually Needs
On this page we talk you out of something. If a company has told you that Durham needs hurricane impact windows, the short answer is that it does not, and the difference in price belongs in your pocket rather than ours.

Sliding Patio Doors
A patio door is the largest moving assembly in most buildings and it fails in the least dramatic way: slowly, at the rollers and the sill, until it takes two hands and a shoulder. Most of what we are called about is repairable.

French and Hinged Patio Doors
French doors buy you the full width of the opening and a better seal than a slider, at the cost of swing space and a more demanding installation. In a converted loft with a narrow room depth, that swing space is the whole decision.

Entry Doors, Sidelites and Transoms
The front door is the assembly people replace for how it looks and then judge for how it performs. Both are fair.

Window Screens and Rescreening
Screens are the smallest job on this list and one of the more useful ones. We take it.

Insulated Glass Replacement and Glass Repair
This is the downsell page and we mean it. If your frame is solid and your hardware still turns, and the complaint is only a fogged or broken lite, replacing the glass inside the existing sash is faster, cheaper and better for the building than replacing the window.

Commercial Storefront and Curtain Wall Glass
Durham's commercial glazing problem has a particular shape. The same brick building is often retail at street level and dwellings above, with one façade, one set of original openings and two entirely different glazing systems that have to look like one building.
Durham Window Pros replaces windows, patio doors, entry doors and storefront glass across Durham County and the northern Triangle. We work in two walls that behave nothing alike: the load-bearing brick of the tobacco warehouses, cotton mills and bag factories that were converted to lofts and offices, and the wood-framed walls of the subdivisions that hold most of the county's housing.
Those walls take different products and different methods. A punched masonry opening has no studs, no sheathing and no nailing fin, so the unit is anchored into brick and the water is handled by through-wall flashing and weeps. A frame wall takes a fin-set or insert unit lapped into the housewrap. We quote the method, not only the window. Confusing the two is the most common reason a good window ends up leaking.
Every proposal names the unit, the NFRC-rated U-factor and solar heat gain coefficient for that opening, the anchor spacing and the perimeter seal. We carry thermally broken aluminum, pultruded fiberglass, vinyl and clad wood, and we will tell you when replacing the insulated glass inside your existing sash is the better job, and we would rather take that smaller ticket.
What Durham Customers Say
They talked me out of the package I called about. I wanted impact glass and was told plainly that Durham is not in a debris region and that laminated would do what I actually wanted, which was to stop hearing the road. Quieter house, smaller invoice.
Two other companies measured the rough opening and quoted a stock unit. These are brick walls with a stone sill and there is no rough opening. Durham Window Pros measured the daylight, showed me the anchor detail and explained the perimeter joint before I signed anything.
We are in a converted furniture building with the original oversized openings. They matched the sightline with a thermally broken aluminum unit instead of forcing vinyl into a span it could not hold. Three years on, nothing has bowed and nothing whistles.
Called about eleven fogged windows expecting a five-figure replacement. They replaced the sealed units inside the existing sash instead and told me the frames had another decade in them. It is the first time a contractor has quoted me down.
Why Durham Chooses Durham Window Pros
- ✓We identify the wall before we name a product. A punched opening in a brick bearing wall takes a different unit, a different anchor and a different water detail than a stud wall, and the quote says which one you have.
- ✓North Carolina exempts window and door replacement from the building permit below forty thousand dollars, which means no inspector ever looks at it. We put the flashing sequence and the anchor spacing in the written proposal so there is a record.
- ✓Openings are measured at head, centre and sill and checked on both diagonals. In converted mill and warehouse buildings the difference across one opening is routinely more than the tolerance a stock unit allows for.
- ✓We quote laminated glass for noise and forced entry rather than impact packages for a debris region Durham is not in. If you want the acoustic benefit we will price the interlayer; we will not price a hazard you do not have.
- ✓Sealed glass replacement is priced before whole-unit replacement on every visit. If the sash and hardware are sound, keeping them is cheaper, faster and easier to get past an exterior review.
- ✓When an opening has to be cut or widened, we say so out loud: that is load-bearing work, the permit exemption ends, and a mason and a structural review join the job. We would rather lose the sale than discover it mid-week.
About Durham Window Pros in Durham, NC
Durham Window Pros works on the buildings this county actually has.
A large share of the openings we glaze were cut for industry rather than for people: the American Tobacco complex, Golden Belt, the West Village warehouses and the mill buildings out along the Eno and the Haw, all of them converted to dwellings and offices with their original openings intact.
The rest of our work is ordinary frame-wall replacement in houses built since the 1990s, which is what the median Durham home is.
That split is the whole business. Masonry openings need units that can be anchored to brick, sized to a daylight opening rather than a rough opening, and sealed with a joint that will move. Frame walls need a fin lapped correctly into the water-resistive barrier and nothing more exotic than that. Quoting one method for both is how a good window ends up leaking, and it is the most common thing we are called in to correct.
Do not hire us if you want the cheapest number on a whole-house job. If the frames are sound and only the glass has fogged, we will quote the glass and the job will be a tenth of the price, which is a conversation some homeowners find frustrating. And if you are shopping a converted-mill unit that your building's exterior review has not approved yet, wait until it has. Ordering first wastes money we would rather you kept.
How It Works
- 1
Read the wall before the window
First visit is spent on the wall, not the catalogue. Brick bearing wall, brick veneer over studs, concrete block or wood frame; whether there is a steel lintel over the head and whether it is rusting; whether the sill is a masonry slope or a wood sub-sill. The wall decides the product list before your taste does.
- 2
Measure three ways and check for square
Width at head, centre and sill; height at both jambs and the middle; both diagonals. Mill and warehouse openings are rarely square and are often an inch out over eight feet. We write the controlling dimension on the order and size the unit to it, then plan the shim and sealant joint that absorbs the difference.
- 3
Specify in writing, including the flashing
The proposal lists the model, the performance class, the U-factor and solar heat gain coefficient per opening, the anchor type and spacing, the flashing sequence and the perimeter joint. North Carolina does not inspect this work below the statutory threshold, so the written specification is the only record that exists.
- 4
Install, seal, and leave the labels
Openings are opened one at a time and closed the same day. Anchors bear on solid shims at load points, the perimeter gets backer rod and a low-modulus sealant rather than expanding foam alone, and the NFRC labels come off the glass only after you have seen and photographed them.

Storefront, curtain wall and ground-floor glazing in converted buildings
Durham's commercial glazing problem is specific: the same building is often a storefront below and dwellings above, on one brick façade, with one set of original openings. The ground floor wants centre-set aluminum storefront framing, tempered safety glazing and an accessible threshold; the floors above want thermally broken residential-scale units in the same reveals and the same sightlines.
We do both sides of that façade and keep the head and jamb details consistent, so the building does not read as two projects. We also handle the ordinary work around it: tempered glass replacement, door closers and pivots, sealed unit swaps in existing framing, and after-hours board-ups when a lite goes at the wrong time.
- ✓Centre-set and front-set aluminum storefront framing, glazed with tempered or laminated lites to suit the hazardous-location rules
- ✓Ground-floor entrances in masonry openings: subsill, anchor spacing and a threshold that works with a brick sill
- ✓Insulated glass replacement in existing commercial framing, without pulling the frames out
- ✓Thermally broken windows above retail, matched to the storefront sightline on the same elevation
- ✓Tenant improvement glazing on a schedule that works around business hours
- ✓Interior glass: partitions, transoms and vision panels in converted floorplates
- ✓Emergency board-up and same-week tempered replacement for broken lites
- ✓Written scope naming the framing system, the glass make-up and the perimeter sealant, because above the statutory threshold the job is permitted and inspected

Frequently Asked Questions
Do I need a building permit to replace windows in Durham?
Usually not. G.S. 160D-1110(c) exempts replacement, repair and alteration costing forty thousand dollars or less, and the Office of the State Fire Marshal's guidance paper of 19 October 2023 confirms that windows and doors are not treated as load-bearing structure for that test.
Above forty thousand dollars a permit is required, and a whole-house job crosses that line more often than people expect. Cut or widen an opening and the exemption ends regardless of price, because you are then altering a load-bearing structure.
My unit is in a converted tobacco warehouse. Can I just order replacement windows?
Not from a residential catalogue. The opening was punched through a brick bearing wall for a factory, spanned by a steel lintel, with a masonry reveal and no framing to fasten to. Stock residential units are built for stud walls and nailing fins.
You need a unit that can be anchored through the jamb into masonry, sized to the daylight opening, with a perimeter joint wide enough to take the movement. If the building sits in one of Durham's local historic districts you also need a certificate of appropriateness before anything is ordered.
What U-factor and SHGC should I be buying here?
Durham County is in climate zone 4A. The 2018 North Carolina Energy Conservation Code sets the residential maximums at a 0.35 U-factor and a 0.30 solar heat gain coefficient, and those numbers are frozen: Session Law 2023-108 bars the Building Code Council from amending the residential energy provisions until 2031.
ENERGY STAR Version 7.0, which places North Carolina in the South-Central zone, asks for 0.28 and 0.23. Buying to the label rather than the code is a real improvement, not a marketing one.
Do I need impact windows in Durham?
No. Durham sits well inland in the Piedmont, with design wind speeds in the 100 to 110 mph range and no wind-borne debris region designation; those apply to the coastal counties.
If you want laminated glass, buy it for what it actually does here, which is cut traffic noise from the Durham Freeway and the rail line through downtown, and make forced entry through a ground-floor opening slow and loud. We will quote laminated. We will not sell you a design-pressure package you have no exposure for.
Can you make a basement or loft bedroom legal?
Sometimes. An emergency escape and rescue opening needs 5.7 square feet of net clear opening, 5 square feet at grade floor, with at least 24 inches of clear height, 20 inches of clear width, and a sill no higher than 44 inches above the floor. In a wood-framed wall we can often widen and hit that.
In a brick bearing wall it means a new steel lintel, a structural review and a permit, and on some walls the honest answer is that the room is not a bedroom.
Can you just replace the failed glass and leave my windows?
Yes, and on a lot of Durham buildings that is the right call. If the frame is sound and the hardware still works, a fogged insulated glass unit can be replaced in the existing sash for a fraction of a full replacement. It is also the only option that a certificate of appropriateness or a historic rehabilitation tax credit review will approve quickly. We measure the daylight opening, allow for edge bite, and order the unit.
